Does My Gas Boiler Need Regular Servicing? Read Our Checklist!

Regular gas boiler and central heating servicing and gas safety checks ensure that problems don't crop up at the worst possible times. Especially in Winter, no hot water or heating can cause severe disruption to you and your families lifestyle..  

Our gas-safe engineers have attended many boiler repair call-outs, where problems such as small leaks or minor installation defects could have been repaired quicker (and cheaper) if an annual boiler maintenance service has been performed.

 

Boilers that remain in faulty conditions for many months or years without an annual check carried out, can lead to much worse problems, including potentially life-threatening conditions.

The good news is that sometimes you can tell if a gas appliance is experiencing a problem. 

 

Is your boiler playing up? Signs that a gas appliance might be about to stop working include:

 

  • The pilot light going out regularly
  • Having to reset your boiler regularly
  • Having to keep adding water pressure to your central heating system.
  • Radiators not heating up evenly
  • Hot water temperature fluctuating when in use
  • Boiler becoming suddenly noisier
  • There is evidence of soot or staining on the boiler


It's always a good idea to get boilers serviced early because:

  • It’s definitely safer
  • it's usually cheaper
  • Your boiler is less likely to break down
  • No sudden cost surprises

 

Not only is a regular, annual gas boiler service essential to ensuring any developing issues are discovered and dealt with quickly and efficiently, it's also essential for safety, energy efficiency, boiler health longevity and to prevent system break downs.

 

What can you expect from an annual boiler service?

 

Preliminary boiler visual check:

  • Ask the customer whether there are any known problems or issues with the central heating system boiler and controls
  • Carry out a visual Check on the appliance / boiler, location and Central heating installation is to current standards and meets manufactures requirements
  • Check the appliance/ Boiler/ controls / boiler flue for any damage before starting work on it
  • Check the appliance is working correctly, including consumer controls and the safety devices
  • Check if possible that the flame is burning correctly
  • Check the electrical wiring is safe
  • Check for correct clearances from combustible materials and access to boiler, meets manufactures requirements
  • Examine gas supply pipe work for correct installation and clearances
  • Check for correct ventilation to the room containing the appliance if ventilation is a requirement and check boiler manufactures instructions to suite


Central heating servicing procedure:

  • Carry out full gas tightness test on gas supply before removing any parts from boiler.
  • Remove main burners, clean and inspect for damage
  • Check integrity of boiler casing seals and combustion chamber for corrosion or damage and replace seals or gaskets if needed. If parts are required advise customer on costs
  • Cean and inspect gas injector(s)
  • Dismantle and clean boiler pilot assembly and gas injector/spark electrodes Check condition of ignition leads and replace necessary. If parts are required advise customer on costs.
  • Clean the heat exchanger and check for leaks or sooting
  • Refit and assemble parts and check seals
  • Test disturbed gas joints for leaks. And again carry out full gas tightness test on gas supply.
  • Before running boiler carry out test on all gas flame failure and safety devices fitted to boiler.ie Check operation of thermocouple (flame supervision device).Flame recognition devices
  • Once boiler is running again check flame picture for correct operation and then after about five minutes check inlet working gas pressure should be around 20 Miller bar then check gas burner pressure or carry out a gas rate to measure how much gas the boiler is burning and if it’s within manufactures requirements. Adjust if necessary
  • Inspect/test flue for faults/correct operation by means of flue flow test and spillage test or by using a gas flue analyser
  • Inspect flue terminal for correct location and termination size and position.
  • Check water content in system or pressure in system which ever is applicable and bleed all radiators and pipe work
  • Check the system for correct heat up all round system, also looking for faults or leaks or any controls which have become damaged or are leaking or might pose a problem in the near future and advise customer
  • Fill in gas safety certificate, landlord gas safety certificate or service certificate
  • Apply the Industry Unsafe Situations Procedure if necessary issue warning notices or safety advice if applicable...


Manufacturers often provide instructions and guidelines on how to carry out servicing on their appliances and we will adhere to these, to ensure boiler manufacturer best-practices are followed.

 
Boiler servicing takes a minimum of around an hour for a combination boiler and in some cases can take a lot longer, especially if you have a back boiler with a gas fire.  A gas fire, although appearing to be a simpler appliance, usually takes around the same amount of time because the flue and chimney system needs thorough checking.
